The Property:  1,356 deeded acres and 1,800 Lincoln National Forest allotment lease.

Terrain & Vegetation:  Elevation on the ranch itself changes from around 6,800’ to 7,200’.  However, the ranch is surrounded by larger mountain ranges including the Capitan Mountains, Carrizo Mountain, Sierra Blanca and Sacramento Mountains. 

Deeded land is gramma grass and other mixed grasses, cedar trees, juniper and some Ponderosa Pine.  This land has not been overgrazed and remains in good condition.  Lincoln National Forest contains mostly Ponderosa Pine trees.

Cattle Operation:  Owner has maintained a conservative approach to grass utilization on both deeded and forest allotment without overgrazing or destroying the natural grasses. The US Forest Service alloted 31 AU permits for grazing for 2014 or 90 head yearlings from March 1 through November 1.  

Livestock Water:  Water for cattle and wildlife is provided from 1 well with solar panels, 3 live springs and one natural lake.  The well has water at 115’ and the total depth of the well is 275’ deep.  Conservation efforts have been made to help enhance the water in the springs by diverting unsaturated rainfall towards the springs. Locations of water are spread out where cattle and wildlife have access without traveling extreme distances.

Improvements:  This is one of the few ranches of this size with no buildings or structures to obstruct the picturesque views on this awesome ranch.  The deeded acreage is in one pasture with no cross fences.  The outside fences to the deeded land have been well maintained throughout the years.  The forest allotment is cross-fenced and is in 4 separate pastures.  These fences vary in condition due to rough terrain and wildlife.

Wildlife:  The Peter's Ranch has an abundance of elk both on the private deeded acreage and forest allotment.  In 2012, NM Dept of Game & Fish allocated 10 Bull elk tags, 5 archery tags and 5 cow tags ranch only tags for this ranch and the smaller home ranch together. Tags will need to be determined for just this ranch.  Other wildlife typically seen include mule deer, wild turkey and black bear. This area is know for its trophy size elk with the Governor's Tag taken near here in recent years.

Minerals:  A mineral search has not been conducted so the exact amount is unknown.  Ownership will be negotiated.

Location:  Peter's Ranch sits in south-central New Mexico west of Roswell.  The residential and recreational community of Alto is 9 miles south of this property down Highway 37.  The heart of this community is the Alto Lakes Golf and Country Club, a 36 hole golf course with first class dining.  Snow skiing & horse racing in the cool pines are less than an hours distance.  Other cities and distances from this area are:
